GETTING READY
What to prepare for a home loan
A practical document checklist and what to expect from your first conversation with Nicholas.
You do not need a perfect folder of documents before you say hello. Your first conversation is a chance to discuss your plans, ask questions and work out what is needed next. Your circumstances and the lender determine the final requirements.
Start with your plans
Think about the property you want, your timing and what a comfortable repayment would look like. Mention upcoming changes such as parental leave, a new role or a planned property sale. These details help shape a realistic discussion.
Typical documents to have ready
Identification: a current driver licence or passport and any additional identification requested.
Income: recent payslips, employment details and evidence of other income where needed.
Self-employed income: tax returns, notices of assessment and business financial statements as requested.
Savings and deposit: recent account statements and evidence of the deposit source, including any genuine gift.
Commitments: statements for home loans, personal loans, credit cards and other credit facilities, including limits.
Living expenses: a realistic breakdown supported by bank statements where requested.
Property details: a contract of sale if buying, or current loan and property information if refinancing.
Extra details for your situation
Investors may need rental statements or an appraisal, details of existing properties and associated expenses. Next-home buyers may need current balances and information about a proposed sale. If your income is variable, overseas or recently changed, mention it early so we can explain the evidence a lender may seek.
What happens in the first conversation?
Nicholas will ask about your goals, income, expenses, debts, savings and timing. You can ask about the process, the range of lenders considered and the costs or features you want explained. The aim is to identify sensible next steps, not rush you into an application.
Keep your information secure
Please do not send identity documents, account numbers or sensitive financial statements through the website enquiry form. Use it to tell us how to contact you and a little about your plans. Nicholas will explain the appropriate way to provide documents when needed.
Requirements vary between lenders and can change during assessment. Providing documents does not guarantee approval. If something is unavailable or your circumstances are unusual, let us know so we can discuss the options.
Make sense of your next step.
